Interior of a minimalist one-bedroom flat

I was contacted by a customer who had bought an investment flat, which he wanted to sell or rent out after renovation.

Initially, the flat was rented out in white-box format: electrical wiring was installed on the walls, connections were made to the ceiling, and the walls were plastered for painting. The ceiling was not ready; there was a screed on the floor. The bathroom was without any decoration.

To speed up the renovation and finishing process, we decided to maintain the existing order of sockets and lighting. The style chosen was modern minimalism, without bright accents, but with stylish elements so that the flat would be interesting to a potential buyer or tenant. We described his image: a modern city dweller, young, around 30 years old, without children, working in the field of high technology.

I started developing the project with options for arranging furniture. Yes, it is tied to the sockets, where there are outlets for the kitchen, it is no longer possible to put a soft zone, the working one of the home office should also be next to its group of sockets, but still, I found options to move the configurations of different furniture groups.

After choosing an option for development, I moved on to visualizing the living room and kitchen. These are the largest and most formal rooms of the apartment, they set the tone for all the other rooms, so I always start with them.

According to the client’s instructions, we used materials from the middle and high price segments in the finishing, and it is important that they are not so much expensive as they are of high quality. In the process of creating 3D sketches, I immediately lined up the furniture, lighting and drew them in pictures.

After agreeing on the sketches of the living room, I also rendered the bedroom and bathroom in 3D.

After their approval, I produced a package of working drawings, as well as sketch drawings for the furniture that would be made to order.

And also a statement (this is an online table), which shows all the articles, stores and prices for finishing materials, lighting, plumbing, decor and furniture. Thus, when implementing the project, the client could simply follow the link in the statement to the product page in the store and buy exactly the piece of furniture/lighting, etc., that he saw in the 3D sketches.

The owners of the apartment managed construction work, procurement and sales independently. I was in touch during all the work, helped builders with complex components, coordinated replacements of furniture or materials if some items were not on sale. She also consulted with furniture manufacturers so that together we could find the ideal solution in terms of price, appearance and comfort.

And the result is a finished renovation of the apartment, the photo of which you see below. The owners of the apartment themselves carried out professional photography. Within a week, they chose a suitable tenant and signed an apartment rental agreement with him at the price they expected. The entire process from receiving documents and keys to the new apartment to handing it over to the tenant took 5 months. The project was completed in 1.5 months and the renovation took 3.5 months.
